Siding Installation And Replacement Across The Greater Toronto Area

Siding is the material that places itself between your framing and all of the trials that Ontario can throw at you: the freezing and thawing that occur for months on end, the wind-driven rain, the ice that accumulates against the wall and the UV exposure in the summer. When it does its job, it does so without attracting attention. If it does, it allows water to contact the insulation, the sheathing and finally the framing structure and by the time there is evidence of the leak, the repair is much bigger. Roofing Repairs Dun-Rite Inc. brings the same exterior experience and direct oversight to siding that we bring to roofs.

01

Get Full Siding Replacement Done Down To The Sheathing

We don’t tear existing siding away, we strip carefully, because what is underneath it determines the project. Sheathing gets checked for moisture damage, soft spots and rot, the conditions old siding tends to conceal for years. Any structural problems are repaired first before new product is ever applied to it, and house wrap is installed prior to any work. Siding is then fitted to manufacturer specification, with fastening patterns that allow for thermal movement. Trim, corners and every penetration are finished to weathertight standards, since those junctions are where water finds its way in long before a panel face fails.

02

Compare Vinyl, Fibre Cement And Engineered Wood Siding Options

Before replacing anything, we talk to each individual owner about the material and what is the right product for their property as opposed to a standard recommendation. With its durability, maintenance and cost-free nature, vinyl has become the most popular selection in GTA homes. On exposed sites, fibre cement has a significant advantage over other materials when it comes to tolerating impacts and changes associated with heat and cold. Engineered wood is designed to offer the look and feel of wood, but is much more resistant to moisture than wood. We take into account things such as exposure, architectural details, and the maintenance you’re ready to use, and that’s how we determine our recommendation.

03

Order Soffit And Fascia Replacement That Protects Your Roofline

We replace rotted soffit and fascia, fix isolated damage or make whole-of-roofline repairs that incorporate new gutters. There’s a lot going on behind the scenes with these components. The gutter system is supported by fascia boards which also create the finished edge preventing water from running back down the rafter tail into the structure. They close your eave underlayment and provide the required airflow in your attic system. When either of these fails, water, insects and cold air can find its way into parts of the building where there is no weather barrier behind it, and attic ventilation silently ceases to function.

How Long Does Siding Last In Ontario's Climate?

The duration of the service life is more influenced by the installation and exposure than by the product label. Vinyl usually lasts for decades if it is installed properly and left with some freedom to expand and contract and when it is nailed too tightly, it will buckle and crack due to temperature changes. Fibre cement is even longer-lasting, but requires correct cutting and sealing along all edges. South and west elevations are exposed to the ultraviolet rays of the sun and deteriorate quicker. Walls that receive wind driven rain or are under a roofline that does not drain properly fail even faster. We do not evaluate on a house surface by surface basis.

What Are The Warning Signs Of Siding Failure?

Panels cracking, warping or pulling away at the fasteners are the obvious ones. The signs that indicate moisture is already behind the scenes, however, aren’t as obvious: stains after cleaning, soft spots when pressed, trim that the paint is peeling off of, or higher heating bills with no apparent reason. Gaps at joints and penetrations are especially significant following a winter season, as thermal expansion and contraction during the winter can cause seals to open which were good when originally installed. Biological growth on the surface speeds up the degradation and is typically an indicator of moisture being trapped.

Why Does Preparation Decide How Long New Siding Lasts?

When new siding is laid over the damaged sheathing, all the issues under the new siding keep moving forward. Once moisture is under the roof it can’t get out if it is sealed under new material. However, soft decking will not retain fasteners and panels will come loose when exposed to wind loading. When house wrap is not installed, or the lap is not performed properly, there is no secondary drainage plane if water can penetrate the face. No one can see this after the job is completed, that is why it’s omitted on a competitive quote.

What Does A Siding Maintenance Visit Cover?

Maintenance prolongs the life of an installation and avoids replacement long before it becomes necessary due to the slow deterioration of the installation. These visits check for cracking, warping/ seal failure of all panels and trim pieces, clean up biological growth and staining that contribute to surface degradation, and record any damage which can be remedied while it is still small. Special attention should be given the first spring following the installation as a full winter of thermal movement will show which joints and penetrations have held and which have opened.

Should You Do Siding And Roofing In One Project?

A lot of our siding work actually accompanies roofing work, and there are actually some sensible reasons for this. Both converge at the top at the roofline, where soffit, fascia, gutters and top siding courses all converge. By handling them together, one crew will be detailing the transition process, instead of two contractors each assuming the other handled it. If your roof still has many years on it, we will tell you and only do the siding. When both are close to the end, performing them in the same programme will incur lower cost and result in a better finished junction.

The Standard We Apply To Every Exterior Job

The same thinking that should be used for a roofing membrane should be used for an exterior wall. Water is to be shed not trapped. Materials require space to expand and contract with changes in temperature. Pay particular attention to Junctions and penetrations rather than to Open surfaces. The fasteners need to be compatible with the underlying material. Brad Ellis checks siding work in the same manner he checks roof work, doing a consistent fastener check throughout the job and walking the job at the end of the job before the crew clears out. All things supplied have an extended material warranty and the site is swept clean on completion.

Siding Work Across Toronto And Durham Region

Older housing stock in the East and North parts of York brings us most of our full replacement work, when original siding has reached the end of a long life, and the subsiding sheathing requires attention. Targeted repair, maintenance or soffit and fascia renewal is more likely preferred by newer Markham and Richmond Hill homes. Scarborough, Etobicoke, Thornhill and Mississauga fall within standard coverage, as do Pickering, Ajax and Oshawa across Durham Region, where exposed sites near the lake age siding faster than inland equivalents.

Walk The Exterior With Us

Point out where it is cracking/staining or peeling away and talk about what you have observed inside. We will examine all four elevations; explain what is likely going on behind each panel and place a written estimate in your hands for the entire job.
