Premium asphalt shingle roofs are installed on a well-prepared deck, and it is the preparation that makes the difference in the rated service life or the silent failure of an asphalt shingle roof. Install ice and water shield at all eave edges, valleys and penetrations. The underlayment is laid over the entire roof surface. Locking is accurate at each course and not approximate. A roof installed over rushed preparation underperforms regardless of what sits on top, and the gap shows up inside five years. It’s a compromise we haven’t made on anyone’s home.

What Separates A Full Tear-Off From A Partial Replacement?
A partial replacement does not remove the existing layer of paint, so the underlying deck remains uninspected and the underlying paint remains unexposed. A complete tear off removes all the materials to the sheathing level which reveals and can resolve soft spots and moisture damage and poor fastener holding power. That’s the distinction between a new roofing system working from the 1st season and a brand new roof system with the identical issues as the roofing system it has replaced. Which Roofing System Suits Your Property Best?
Asphalt shingles nearly always are associated with pitched roofs which work well with gravity drainage systems, and have excellent warranties from the manufacturers when installed properly. Flat systems, which include EPDM, modified bitumen and built-up roofing, are required for residential additions, low-slope sections and commercial buildings, however. Metal should be considered if you need longer service life, or enhanced performance under heavy snow loading. We evaluate the architecture and then suggest/recommend the right one instead of whatever the crew installed last week.
Why Flat Roofs Live Or Die By Drainage And Seams
There are two elements that are most important to the performance of flat roofs in Ontario and all else comes second. The water should drain off the surface and seams should remain closed as the membrane expands and contracts with our temperature changes. Ponding due to drainage planning that doesn’t consider where the water will be sitting is working continuously on the material. Seams below manufacturer standards that delaminate due to under thermal movement. We treat both equally on all the flat roofs we install as the rest of the system can’t make up for either failing.
What Makes Metal Roof Installation Different
When it comes to metal roofs, a lot of their problems start with not taking that into account. Expansion and contraction of the material must be accommodated through the correct fixing pattern and sealant detailing in standing seam and metal panel systems to prevent the loosening of fixings and joints opening up. These roofs are installed properly, providing decades of service and are well suited to snow loading. We complete them to the level that the manufacturer warranty calls for and provide the records of the installation to show it.
Does Affordable Roof Replacement Mean Cutting Corners?
Not included in our rates, but included in many quotations you will get. Affordable here means an honest number, that is, the true scope, not inflated, and no minimum-scope quote written to win the job, and then the extras coming in. Cheap materials and less preparation is another approach and results in a roof that is cheaper in year 1 but a lot more expensive by year 8. We’d prefer to say the actual number, and what that includes.
What You Receive When The Project Closes
Before the crew departs your home, Brad Ellis does the final check. A photo of the completed installation is taken to provide your documentation. Warranty paperwork for materials and our workmanship is provided, which will be important when it comes time to resale and if a claim arises. We follow up on the job once it is done to ensure that you are happy, and we are on call after to provide preventative maintenance and specific repairs (or emergency storm response) within the service area.
