Soffit And Fascia Services Across The Greater Toronto Area

Roofing Repairs Dun-Rite Inc. replaces soffit and fascia across the GTA, either as a job on its own or alongside roofing, siding and gutter work. We work the entire roof line instead of a single section of it, this is more important than any other section of the house. Your gutters are attached to the fascia along with sealing the ends of your rafters. The soffit seals the eave and allows air to enter your attic. Both are located in the middle where multiple trades converge, and it is there that issues tend to begin.

01

Replace Rotting Fascia Before It Reaches Your Rafters

We remove old boards and inspect behind them, as the rafter tails may be damaged when the fascia board is looking bad. The most common cause is water. When gutters are blocked or overflow, water is thrown down the back of the trough and splashed against the fascia face, seeping into any cracks or breaks in the paint or joints, and beginning to soak into the wood. No one thinks that’s going to happen. The gutter’s detachment from the roof line is what people see, or the paint bubbles and stains on the board. All damaged ends of rafters are repaired prior to installing new fascia as this only extends the life by a few years.

02

Choose Low-Maintenance Aluminium Or Traditional Painted Wood Fascia

We fit the product that suits your roofline and how much upkeep you want. People who do not want to paint it every few years generally opt for the prefinished aluminium-wrapped fascia, which will cope with GTA weather without attention. Primed and painted wood was used in older homes where the “style” of the home dictated it and where the fascia had a profile or detail that was desirable to maintain. They both work well when installed properly. Before quoting a price, we discuss it with you and are honest in terms of the maintenance each requires.

03

Fit Vented Soffit That Keeps Your Attic Breathing Properly

On all soffit work, we test your ventilation capacity and don’t just replace what’s there. Vented soffit panels draw air in at the eaves; the air must then escape through the ridge or box vents at the top. The two must be in equilibrium. If it doesn’t get enough air in, the system bogs down and warm damp air is left in the attic rather than it flowing through. We install either a vented or solid vinyl soffit or use aluminium if more rigid is needed (due to exposure or your choice). And, we ensure that the airflow is a system before we’re done.

What Does Soffit Actually Do For Your Roof?

It severs the eave’s bottom and allows your attic to breathe. During the winter in Ontario warm air is moving into the attic from the house below. When there is no air flow, that heat stays under the roof deck and melts snow on top of it and the melt water refreezes at the cold eave, creating ice dams. Through summer the same still air traps heat and pushes your cooling costs up. The intake half of that system is a soffit vent, and if they are closed, painted over or replaced with solid panels, the entire system comes to a halt.

What Goes Wrong When Soffit Fails?

Three things, and they get worse in that order. Moisture builds up in the attic because the airflow has stopped, which flattens your insulation and eventually softens the roof deck from underneath. Cracked and missing panels allow pests to enter and birds, squirrels and wasps cause much greater damage than the replacement cost of the soffit. The cold air enters the eave space and rests on the underside of the ceiling. All of this goes unnoticed on the inside of the house until the symptoms become apparent in other parts of the body.

How Do You Know Your Fascia Needs Replacing?

The gutter is the first to indicate it. If it is lifting from the roof line, it is sagging in spots or on an odd angle, the fascia behind it has most likely been softened and is no longer retaining the fasteners. Board peeling or flaking, dark staining or timber that sinks under pressure. Another indicator is if there are gaps between the fascia and the roof edge. If it is possible for you to see daylight from the inside of the attic at the eaves, something is already broken.

Why Is The Roofline Where Most Exterior Problems Start?

Because four separate things meet there. The roof covering ends, the fascia starts, the gutter hangs off the fascia and the soffit closes in underneath. Each is typically installed by a person who is only concerned with their piece and it is the joints between the pieces that allow water to pass. Rotten fascia means no gutter. New fascia installed without correct drip edge, allowing water to run behind fascia again. Solid soffit fitted under a roof relying on eave intake stops the attic ventilating. This is a set of parts only.

Should Soffit And Fascia Be Done With A Roof Or Gutters?

If the timing works, yes. A fascia is easiest to replace when the roof is off, exposing the fascia. At that time, the gutters are typically also down and can be reattached to good new material instead of having to be reattached to boards that are on the verge of failure. This is a better idea to do as one coordinated job than 3 separate visits and leaving the gaps as if someone else was responsible for the junction.

Act Before Another Ontario Winter Goes Through

Soffit and fascia problems do not level off. Each freeze and thaw brings water a bit closer to the structure behind it and the repair expands from a board to a rafter end to a roof deck area. This winter will make the situation even worse if you have cracked, sagging or missing panels, or if your fascia is soft, stained or is peeling away from the gutter. We inspect all around the roofline, inform you of what needs to be done and then hand you a written estimate before you enter into anything.

Soffit And Fascia Work Across Toronto And Durham Region

Older homes across North York, East York and Etobicoke bring us most of our wood fascia replacement, where boards have reached the end of a long life behind ageing gutters. Scarborough, Markham, Richmond Hill, Thornhill and Mississauga are all in the standard area. In Durham Region we work across Pickering, Ajax and Oshawa, where exposed sites take more wind-driven rain into the eave. Rafter tail inspection is included on every replacement we do.
